With declining home sales, home buyers and sellers alike are wondering whether we are about to see a decline in home prices like what we saw during the financial crisis of 2009-2013. While both market cycles saw strong buyer demand which drove a rapid increase in home prices over a relatively short period of time, that is where the similarities stop. A more complete comparison of the housing market, then and now, helps to explain the underlying strength of today’s market and why we are not likely to see what we saw nearly a decade ago.

There is more uncertainty and conflicting information regarding the housing market floating around in the media, the real estate profession, and from my personal connections than I have seen since I began real estate.

I would like to take a moment to address the basic variables of sales, inventory, and prices so we can clear up some confusion on these points starting with facts.

The headlines are generally focused on the fact that closed sales dropped 34% in the Charleston market in January, year over year, which means compared to the prior January.

Charleston Real Estate Market Statistics July 2019

In July, the U.S. economic expansion that began in June 2009 became the longest in the nation's history, marking 121 straight months of gross domestic product growth and surpassing the 120-month expansion from 1991 to 2001. The average rate of growth during this expansion has been a milder 2.3 percent per year compared to 3.6 percent during the 1990s. Although the economy should continue to perform well for the rest of 2019, most economists see a mild recession on the horizon.

New Listings were up 5.0 percent to 2,162. Pending Sales increased 20.8 percent to 1,927. Inventory shrank 6.0 percent to 5,634 units.

Prices moved higher as Median Sales Price was up 4.1 percent to $277,950. Days...
